A premier Homeowners Association High-rise condominium is seeking a Chief Engineer to join our team at our luxury association located on Wilshire Blvd.
The Building Engineer is responsible for maintaining and preserving the life of all common area equipment, both interior and exterior including all mechanical rooms. Complying with the City and Country, Los Angeles Fire Department and any and all governmental agency mandates is essential. The Chief Engineer interfaces with homeowners, residents, contractors, and city workers to successfully maintain HOA assets and implement both short term and long-term projects.
Monitoring all equipment in the common areas of the building including but not limited to:
- Completing daily checklist for building maintenance once in the morning and again in the evening Monday through Friday. Must be submitted to the General Manager daily.
- Performing weekly fire pump test and generator tests
- Recording the gas meter readings daily and checking for excessive usage
- Plan and execute a preventative maintenance program on all mechanical components.
- Assist the General Manager in conducting research or in special project assignments as needed.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES
- Onsite Engineering experience in a luxury high rise community or hotel
- Familiar with the Uniform Commercial Building Code
- Familiar with boiler and chiller repairs
- Supervises all outside contractors hired to work on common area equipment or provide services to the Association. Works with, and assists outside contractors to insure successful completion of contracts.
- Assist in the annual budget planning process as needed
- Plan and implement with approval from the General Manager, modifications and improvements of building systems.
- Supervises move-in/outs. Perform inspections of common area facilities ensuring the movers and/or workers are observing the policies and procedures of The Diplomat.
- Assists homeowners and residents with repair requests thought the HOA work order system and provides advice regarding preventative or corrective measures. All work orders must be given to the General Manager on a daily basis.
- Routinely performs inspections of tenant/homeowners’ improvements, remodeling and/or construction within the unit ensuring that common area equipment such as fire sprinklers, plumbing lines, electrical lines, walls and ceilings are not altered.
- The Chief Engineer will ensure tenant/homeowner work order requests are being accomplished. The following work inside a residential unit includes but might not be limited to:
- Repair of leaky faucets, toilers, and bidets
- Clearing of any clogged drains
- Change HVAC filters, flush condensation lines, or change thermostat
- Vacuum refrigerator coils and air supply grills
- Change light bulbs or repair lighting fixtures such as ballasts
- Change smoke detector batteries and/or smoke detector units
- Replace non-functioning toilet parts to keep toilets and bidets working properly
- Investigate and locate sources of water leaks
- Change mailbox locks
- Light gas pilot lights in fireplaces after checking for gas leaks
- Other requests for work not already covered on this job description fall under the discretion of the General Manager
- The Chief engineer will conduct at least once a month a complete inventory of all building maintenance supplies ensuring that the operating budget is met and the purchase of routine maintenance items are budgeted accordingly. The Engineer turns in supply request in writing to the General Manager with an explanation prior to placing any orders.
- Chief Engineer will be Safety Director and will hold continuous education for all staff members on Emergency procedures
OTHER FUNCTIONS
- Must be available by cell phone 24/7 for emergencies
- Assist General Manager in supporting HOA Committees and in implementing Board approved projects
