Celtic Property Management is seeking a high performing Community Manager to lead the lease up and long term management of Casitas at River Walk, a brand new market rent community currently under construction in Camp Verde, Arizona. The initial months of this role will be heavily focused on lease up execution, followed by ownership of day to day operations once the community stabilizes.
This position requires flexibility, extended hours, and weekend availability during lease up to meet occupancy and revenue goals. We are looking for a hands on leader who takes accountability seriously, leads by example, and is excited to grow with a stable and expanding property management company.
Job Summary
The Community Manager is fully accountable for all day to day property operations and for overseeing and enhancing the value of the community. This role is responsible for accomplishing property objectives set by the Area Manager, Broker, and Owner, including maximizing occupancy, revenue, and long term asset value.
The Community Manager will also train, educate, and lead on site staff in completing daily functions related to leasing, resident relations, administration, and compliance.
Reports to the Regional Manager
Wage status is exempt and not eligible for overtime.
What You Will Do
Leasing and Marketing
Ensure the property is leased to fullest capacity during lease up and beyond
Handle and convert inquiries from prospective residents
Conduct tours and maintain strong follow up to drive leasing velocity
Utilize marketing strategies to attract qualified prospects
Conduct monthly market surveys and shop competitors
Maintain awareness of market and industry trends
Represent the company professionally at all times
Operate the asset in the best interest of ownership in accordance with company policies and procedures
Ensure rent and late fees are collected and posted timely
Ensure daily bank deposits are completed
Maintain accurate financial records including rent rolls, delinquency reports, and move in and move out activity
Manage vendor and contractor communication related to scheduling, billing, and insurance
Hire, orient, train, and supervise all on site staff
Ensure staff efficiency through ongoing coaching, training, and leadership
Plan daily and weekly staff schedules and assignments
Ensure all personnel processes are completed timely including evaluations, timesheets, and status changes
Ensure all leases and required documentation are completed accurately and entered into the system timely
Ensure compliance paperwork is completed and approved when applicable
Maintain a pristine leasing office and market ready models
Enter and attach invoices and approved purchase orders for payment
Submit weekly and monthly reports accurately and on time
Maintain organized records of management activity
Process SODAS timely in accordance with state law
Review notices to vacate and determine reasons for move out
Maintain overall community appearance through regular inspections
Ensure quality and quantity of market ready apartments
Monitor maintenance operations and work order flow
Implement preventative maintenance programs in coordination with maintenance leadership
Ensure compliance with all company policies, Fair Housing laws, ADA, FCRA, and all applicable regulations
Respond appropriately to property emergencies to minimize liability
Ensure compliance with company, local, state, and federal safety rules
Complete required safety inspections and checklists
