About the Role
Our client is seeking a detail‑oriented Commercial Estimator to lead preconstruction pricing for interiors (TI & build‑outs) and core / shell projects across office buildings, retail spaces, and industrial / warehouse assets. You’ll own quantity takeoffs, scope development, subcontractor pricing, bid leveling, and cost proposals—supporting competitive bids, negotiated GMPs, and design‑assist work.
Key Responsibilities
- Prepare detailed quantity takeoffs and cost estimates (conceptual through GMP) using CSI divisions and WBS structures.
- Analyze architectural, interior design, MEP, and structural drawings; flag scope gaps, risks, and constructability issues.
- Develop trade scopes , solicit bids, and level subcontractor proposals ; recommend award strategies.
- Build cost models , pricing alternates , and value engineering (VE) options for cost / schedule optimization.
- Produce bid packages , clarifications / RFIs, and final proposals with clear inclusions / exclusions.
- Maintain and leverage historical cost data , market intelligence, and unit rate databases .
- Collaborate with Project Management and Operations on phasing, logistics, means / methods, and procurement plans.
- Support owner / architect meetings , presentations, and internal go / no‑go reviews.
- Track buyout vs. estimate and contribute to post‑award lessons learned.
Qualifications
3–7+ years estimating experience in commercial interiors / TI, retail fit‑outs, and light industrial / warehouse projects.Strong plan-reading; adept with MEP systems , finishes, partitions, doors / hardware, millwork, flooring, ceilings, dock equipment, fire protection, and site utilities.Proficiency with digital takeoff and estimating software (e.g., Bluebeam, On‑Screen Takeoff / PlanSwift, Sage / Timberline / ProEst / Buildertrend), and Excel.Knowledge of CSI MasterFormat , GMP and lump sum delivery, bid leveling, and subcontractor market.Bachelor’s in Construction Management, Engineering, Architecture, or equivalent experience.Skills
