About the Role

Our client is seeking a detail‑oriented Commercial Estimator to lead preconstruction pricing for interiors (TI & build‑outs) and core / shell projects across office buildings, retail spaces, and industrial / warehouse assets. You’ll own quantity takeoffs, scope development, subcontractor pricing, bid leveling, and cost proposals—supporting competitive bids, negotiated GMPs, and design‑assist work.

Key Responsibilities

• Prepare detailed quantity takeoffs and cost estimates (conceptual through GMP) using CSI divisions and WBS structures.
• Analyze architectural, interior design, MEP, and structural drawings; flag scope gaps, risks, and constructability issues.
• Develop trade scopes , solicit bids, and level subcontractor proposals ; recommend award strategies.
• Build cost models , pricing alternates , and value engineering (VE) options for cost / schedule optimization.
• Produce bid packages , clarifications / RFIs, and final proposals with clear inclusions / exclusions.
• Maintain and leverage historical cost data , market intelligence, and unit rate databases .
• Collaborate with Project Management and Operations on phasing, logistics, means / methods, and procurement plans.
• Support owner / architect meetings , presentations, and internal go / no‑go reviews.
• Track buyout vs. estimate and contribute to post‑award lessons learned.
