We are seeking a lead technician responsible for diagnosing and repairing building systems with a focus on HVAC. You’ll handle complex service calls, mentor junior techs, coordinate vendors, and ensure code-compliant, safe, and efficient operations across a residential portfolio.
Key Responsibilities
HVAC & Mechanical
- Diagnose, repair, and maintain forced-air furnaces, rooftop units, mini-splits, heat pumps, PTACs, make-up air, exhaust, boilers, VRF and thermostats/controls.
- Perform seasonal PMs (filter changes, belts, coils, combustion analysis, refrigerant checks, boiler maintenance)
General Maintenance
- Troubleshoot and repair plumbing (fixtures, drains, water heaters), electrical (120/240V branch circuits, lighting), appliances, doors/locks, drywall/paint, flooring, and minor carpentry.
- Execute emergency response (water, heat loss, sewer, life-safety alarms) and participate in on-call rotation.
- Complete turns to rent-ready standards (punch, repairs, finish work) on time.
Leadership & Training
- Serve as lead on complex jobs; coach techs on diagnosis, workmanship, and customer service.
- Assist with vendor scope/quality checks; identify recurring issues and propose fixes.
Inventory & Property Care
- Suggest parts standards; track truck stock; protect resident property and common areas.
- Monitor building systems for early-warning signs (leaks, icing, short cycling, nuisance trips).
Required Qualifications
- 5+ years residential or light-commercial maintenance/HVAC experience (multifamily strongly preferred).
- Solid diagnostics across HVAC, plumbing, and electrical; can read wiring diagrams and low-voltage controls.
- Proficient with mobile work-order apps; basic Excel/Sheets for logs and PM tracking.
- Valid driver’s license; insurable driving record; background/screenings as required.
