Operating Engineer

The Operating Engineer is responsible for operating, making repairs and monitoring all building systems such as HVACR, electrical power, life safety, medical gases and direct digital controls. Also responsible for snow removal, preventative maintenance, performing minor craft work and, when needed, miscellaneous outside grounds work.

Primary Responsibilities:

1. Follow and provide input relative to the construction status of jobs.
2. Maintain tools and inventory.
3. Conduct tours as required.
4. Operate and assist in maintaining and troubleshooting the various direct digital and pneumatic controls.
5. Assist in the maintaining, testing and trouble shooting and resetting of fire alarm and sprinkler systems.
6. Check O. R. relative humidity and temperature. Prepare necessary related reports.
7. Reset automatic doors. Check and reset clocks.
8. Calibrate instruments. Perform minor roof repairs.
9. Test fire jockey and main pumps and prepares written reports.
10. Monitor and keep elevators in good operating condition.
11. Inspect electrical distribution systems, locates short circuits, loose connections, etc. and makes minor repairs.
12. Operate department vehicles including street sweeper.
13. Responsible for the operation for CHP Complex including all Oakland satellite buildings as assigned.
14. Perform rounds of all mechanical/electrical equipment and checks their operation.
15. Make minor repairs and issues requests for work orders for major repairs.
16. Monitor, repair, fill and test medical gas back up systems and gas outlets and prepare reports.
17. Regulate, check, adjust, start and stop all operating systems and equipment such as, but not limited to: Steam Heating Systems, Water Heating Systems, HVAC System, Pneumatic Tube Systems, Tarn Pure Systems (including monitoring and logging data), Water Treatment Systems, Kitchen Equipment, and All Control systems.
18. Clean, oil, and make minor repairs to all building equipment.
19. Perform filter changes - AHU, air boxes, fan coils, etc. and maintain filter change logs. Perform water chemical tests.
20. Ensure gas cylinders are full and in good operating condition.
21. Responsible for the proper operation and shut down of all utilities.
22. Perform Preventative Maintenance Work assignments.

Required level of education:

• High school diploma.
• Area of education: Vocational Degree.

Required level of experience:

3 years.

Area of experience: HVAC and Refrigeration experience preferably in health care or service repair field environment.

Licensure, Certifications, and Clearances:

• Universal refrigeration recovery certification is preferred.

• Act 31, 33, 34, & 73
