What is an Occupancy Verification?

Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors.

The purpose of the property inspection is:

• To verify property occupancy.
• To report on the general condition of the property using a mobile application.
• Most inspections are exterior only.
• About 10% require interior photos after the property has gone vacant.
• We contract with inspectors at a county level.
• This means that you would be responsible to complete all inspections in your county.
• In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
• Responsibilities Most common type of inspection should only take 5-6 minutes.
• Complete the inspection within 4 days after it is assigned.
• Report general property conditions and make a determination of occupancy based on industry standards.
• Take 9+ photos of the property with brief comments.
• Complete a short form in an app.
• Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.

Requirements (to be considered you must have the following):

• Computer with an internet connection Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas) Smartphone (Android or iPhone) Printer Pass a standard background check using a valid driver's license Pay and Hours This is a 1099 position.
• Each inspection has a flat rate.
• Rates vary based on county and volume.
• Although you are paid per inspection, you will earn the equivalent of $20-$30 per hour .
• Depending on a county and if it is urban or rural you will complete anywhere from 20-500 inspections per month working 2-30 hours per week.
• Lower volume counties have higher rates and higher volume counties have lower rates.
• There is no set amount of inspections per month, but the work is consistent month-to-month.
• Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory.
• No additional mileage reimbursement above the flat fee per inspection.
