Valiant Residential is seeking a
Community Manager
who is responsible for supervising, controlling, and planning the day-to-day activities of the apartment community. The role involves implementing company policies and ensuring compliance with all regulatory agencies and investors. The successful candidate will maintain a well‑managed, well‑maintained building within established operating standards.

What You’ll Be Doing
Screen, hire, orient, and train new personnel using company directives.
Support staff to encourage teamwork and lead by example, ensuring timely handling of administrative processes.
Determine transitions and promotions for on‑site personnel.
File reports regarding any work‑related injuries.
Maintain accurate records of all community transactions and submit them on a timely basis.
Prepare annual budgets and income projections; ensure timely collection, posting, and deposit of rents and fees.
Review, code, and approve invoices for payments.
Make daily bank deposits.
Ensure the property is rented to the fullest capacity and use marketing strategies to secure prospective residents.
Oversee the effectiveness of the Assistant Community Manager and Leasing Agent associates’ use of policies and procedures.
Ensure leasing practices conform to federal, state, and local law, and obtain required credit and criminal reports.
Prepare, process, and sign all leases or supervise others in doing so.
Collect rents, handle delinquent accounts, and pursue lease renewals aggressively.
Supervise leasing employees, ensuring good closing techniques.
Handle evictions, landlord liens, and maintain resident files.
Ensure residents have a clean, safe, and well‑maintained community; manage maintenance requests promptly.
Maintain common areas and make‑ready vacant units.
Oversee risk management and emergency procedures, handling emergencies and reporting accidents.
Review weekly reports for accuracy and supervise outside contractors.
Prepare the property for code inspections, mortgage inspections, and other inspections.
Report violations of company policy to the Regional Community Supervisor.
Develop and enforce community policies and rules.
Requirements
Minimum of 3+ years of property management experience.
Logical thinking principles applied to problem definition and solution initiation.
Strong verbal and written communication skills in English necessary.
Bilingual in Spanish is a plus.
Achieve Fair Housing certification before interacting with prospects or residents.
Computer proficiency (keyboard, internet search, math, Microsoft Office Suite, community software applications).
Knowledge of OSHA laws and regulations; ability to work evenings and weekends.
Professional appearance and adherence to Employee Handbook; successful drug test required.
College degree preferred.
Certified Apartment Manager (CAM) credential.
Accredited Resident Manager (ARM) preferred.
