Job Summary/Objective:
Leads the preventive and special maintenance associated with the Montereau Community assuring compliance with city codes and schedules; and oversees all repair and work order projects. Assures that life and safety systems are properly maintained, and that facility power capacity is properly monitored.
Supervisory Responsibilities:
* Leads maintenance team in day to day operations.
* Leads Maintenance projects with outside vendor
Essential Functions/Duties/Responsibilities:
* Lead and manage direct reports to assure the desired level of resident service, care, and satisfaction. Monitor and evaluate employee performance; provide coaching, training, and corrective actions as required. Assure equitable administration of policies, and compliance with regulatory and legal requirements. Develop and provide appropriate recommendations for the full range of employee and organizational matters, including staffing, compensation, promotion, and termination actions.
* Plan and manage scheduled and unscheduled maintenance projects to include ordering of materials and parts, scheduling staff and contractor resources, coordination with other internal departments, and communication with affected residents to assure successful, cost-efficient projects with minimal disruption to Montereau residents and operations.
* Review, schedule and assign all repair and maintenance work orders and monitor work to assure they are completed effectively and that residents are notified timely of scheduled and completed work activity.
* Monitor inventory levels and order materials and tools as necessary to keep sufficient supplies on hand to respond to routine maintenance requests.
* Perform other related functions as required or as assigned.
Required Skills/Abilities/Competencies:
* Basic computer skills and proficiency with MS Office programs are required for managing an electronic work order system; performing regular system checks and creating required regulatory documentation; and maintaining inventory levels of materials and supplies.
* Strong planning and project management skills.
* Strong knowledge of refrigeration, changing pump seals, kitchen equipment, and laundry equipment.
* Strong, effective communications, leadership, teamwork, and customer service skills.
* Ability to adapt to a rapidly changing environment and multi-task.
* Ability to interact professionally with varied resident-customers and to lead/coach diverse employees.
Education and Experience:
* Minimum of 5 years of experience as Maintenance Supervisor or an equivalent combination of Construction and building maintenance
* A Tulsa Limited First Class Engineer or 3rd Class Engineer License preferred.
* A Mechanical Contractor license is preferred.
* A trade or technical diploma related to HVAC systems is preferred.
* Valid state driver license is required.
Physical Requirements:
* An extensive amount of standing, walking, kneeling, bending at the waist, and reaching above the head and shoulders.
* Ability to routinely lift and push up to 25 pounds and occasionally lift up to 50 pounds.
* Frequent use of ordinary communication, including normal levels of hearing and vision, including both near and far seeing, color discrimination, field of vision, and depth perception.
