Business Development Director - Industrial Outdoor Storage

You are located within commutable distance to a ConGlobal facility and open to regular travel as needed for both business meetings and ConGlobal team meetings. You are a highly energetic and enthusiastic, yet humble individual, with a passion for finding and winning new business. You are hungry and willing to hunt. You are not afraid to pick up the phone, send emails, or knock on doors. You understand the transportation and outdoor storage space, and you understand the challenges faced by shippers, logistics providers, truck drivers, and yard operators; and you are effectively able to connect the dots between those challenges and show customers how your solutions address them. You collaborate well cross-functionally, and you have a passion for improving the supply chain.

Responsibilities :

  • Grow clients, markets, and profitability / achieve annual business development targets and objectives.
  • Use a consultative approach, partner with customers to understand their business objectives and prospect for opportunities, and then develop and deliver solutions that meet those objectives.
  • Effectively communicate the value proposition through proposals and presentations by understanding and delivering tailored IOS solutions including lease options, yard configurations, access requirements and value add services.
  • Understand industry and client markets and trends, and report on forces that could shift tactical goals and strategic direction.
  • Develop and execute product positioning and pricing strategies that produce the highest possible long-term market share and earnings.
  • Ensure effective control of business development results and take corrective action to guarantee that achievement of business development objectives falls within corporate objectives.
  • Acts with a high degree of market expertise by staying informed on market trends, land availability, pricing, regulatory developments, and competitor offerings in IOS and industrial real estate.
  • Represent the company at trade association meetings, conferences, and industry events.
  • Establish and maintain relationships with industry influencers and key strategic partners.
  • Monitor competitor products, sales, and marketing activities.

Qualifications :

Required Qualifications :

  • Ability to travel to regular team meetings in Fort Worth, TX, Chicago, IL and Omaha, NE required, as well as travel to support client business.
  • High School Degree Required
  • Minimum 5 years' experience in sales or business development with specific focus on industrial outdoor storage.
  • Strong understanding of IOS features such as surface types, truck / trailer circulation, utilities, zoning, security and access requirements.
  • Proven ability to drive the sales process from plan development to close.
  • Demonstrated experience in achieving sales targets and developing client-focused, differentiated, and achievable solutions.
  • Ability to communicate, present, and influence all levels of an organization, including executives, senior level management, and stakeholders.
  • Proven ability to position products & services against competitors.
  • Excellent listening, negotiation, and presentation skills.
  • Excellent quantitative, verbal, and written communications skills.
  • Excellent problem-solving skills.
  • Ability to prioritize, meet deadlines, and excel in a fast paced and dynamic work environment.
  • Must be able to competently manage competing, multiple tasks simultaneously.
  • Creative and intellectually curious, with a strong work ethic.
  • Desired Qualifications :

  • Background in industrial brokerage, land leasing, freight / logistics services, or equipment rental.
  • Experience with multi-site portfolio clients.
  • Knowledge of permitting processes and local market regulations impacting IOS properties.
