The function of this position is to ensure the homebuilding process is completed in a prompt, effective, and professional manner while coordinating the start process with Construction, Sales, Design Studio, and TradePartner™s. This position wage range is $29.00 - $34.00 per hour
Knowledge/Experience
High school diploma or equivalent required; BA/BS preferred
Some construction or warranty service experience helpful
Some ability to read blueprints
Proficiency in MS Office required
General computer experience required
Exposure to J D Edwards preferred
Specific Responsibilities
Establish and maintain regular and proactive communication with internal & external customers
Assemble and deliver Construction Welcome Meeting (CWM) package to Field Managers and Homeowners in a timely manner
Answer questions from personnel as needed
Assists and supports Operations Team as needed
Key Result Area #2 - Scheduling
Assist Field Managers in creating, inputting, and maintaining construction schedules for all communities
Update lot sequence list and/or lot assignment list
Post production schedules to SheaTrades
Key Result Area #3 – Quality Assurance

Manage the initial lot start process
Track all necessary paperwork to start home (sketch, plot plan, siting plan, addendums, and permit)
Proof and post lot starts in JDE
Distribute start packages to Field Managers and post to SheaTrades
Proof and post late changes after construction start is issued by ensuring all necessary paperwork is accounted for (must have all required signatures on the Late-Change Request Form)
Key Result Area #5 – Safety / Site Management
Submit application for each home’s building permit and obtain permit from municipality
Requests checks for permits, re-inspect fees, re-permit fees, sewer/water permits and broken water meters
Process all construction indirects billing
Input start dates, permit information, and Field Manager information into CMS
Order supplies as needed
Track and file all Trade Partner and Shea Tool Box Talks and Safety Council Notes and Training
Key Result Area #6 – TradePartner™ Management
Contact Power Users for revisions to Perseus and SheaTrades accounts
Serve as a SheaTrades administrator for posting and maintenance of community website content
Conduct trade pay research when trade claims nonpayment by ensuring all work is “complete” in scheduling program. All other issues should refer back to Purchasing Coordinator and Purchasing Agent
