SummaryThis position is responsible for the overall maintenance and appearance of the building and grounds. Supervises and trains maintenance, housekeeping and grounds employees (where applicable). Ensures all maintenance work by staff and vendors is completed according to standards. Takes on duties of a Maintenance Technician or Groundskeeper as needed or required.Key ResponsibilitiesParticipate in training opportunities and encourage team member's participation• Provide ideas for training to Property Manager• Participate in safety training for property.• Complete required on-line training.Ensure work order process runs smoothly and efficiently• Ensure supplies are ordered and staff has necessary tools to do their job• Complete work orders to MAI standards and resident satisfaction• Provide necessary guidance for team to complete work orders to MAI standards when neededAssist manager with scheduling process for move outs and move ins• Meet with manager regularly to review turn schedule ensuring expectations are met• Inspect move-outs with manager to ensure necessary supplies and tools are ready• Assist with vendor scheduling when needed or requested.Ensure apartment turns are completed in a timely manner meeting resident satisfaction• Ensure turns are completed within MAI timeframes• Review and inspect turns with manager to ensure resident satisfaction on move-inProvide input to manager and Property Manager on upcoming projects (for budgeting)• Ensure property projects or ideas are shared with manager and Property Manager• Participate in budget process with an understanding of cost management for the maintenance budgetProvide excellent customer service to our residents• Ensure resident satisfaction by the timely completion of work order requests and apartment turns with new residents• Participate in "after hours" rotation for property – ensuring timely response of emergency maintenance requests.• Participate in resident events• Ensure safety guidelines are followed at the property• Ensure maintenance team is following policy as it relates to safety (wearing protective gear, following heat stress guidelines, etc).Required Skills/Abilities• Fostering Teamwork: As a team member, the ability and desire to work cooperatively with others on a team; asa team leader, the ability to demonstrate interest, skill, and success in getting groups to learn to work together.• Developing Others: The ability to delegate responsibility and to work with others and coach them to developtheir capabilities.• Attention to Communication: The ability to ensure that information is passed on to others who should be keptinformed.• Customer Orientation: The ability to demonstrate concern for satisfying one's external and/or internalcustomers.• Technical Expertise: The ability to demonstrate depth of knowledge and skill in a technicalarea.• Results Orientation: The ability to focus on the desired result of one's own or one's unit's work, settingchallenging goals, focusing effort on the goals, and meeting or exceeding them.• Thoroughness: Ensuring that one's own and others' work and information are complete and accurate; carefullypreparing for meetings and presentations; following up with others to ensure that agreements andcommitments have been fulfilled.• Problem Solving: Ability to see and define problems and devise workable solutions to solve problems.• Dealing with Difficult People: Ability to maintain personal and procedural boundaries, moving interactiontoward a satisfactory conclusion – does not allow harsh words or negativity to affect their composure.• Values: Has values aligned with Manco Abbott and acts accordingly.Education/Experience• High School diploma or equivalent• Experience with assortment of hand tools, equipment• General "handyman" experience – plumbing, electrical, painting, carpentry.• Ability to train others.Physical Requirements• Prolonged periods of standing and walking.• Ability to work indoors and outdoors.• Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.• Must be physically able to perform repairs when needed.• Prolonged periods sitting at a desk and working on a computer.• Must be able to lift 50 pounds at a time.
