Construction Project Manager — Palm Harbor, FL / Tampa Metro This is an office-based role; candidates must be in located in, or have a concrete connection to the Tampa metro. Since our founding in 2006, we've completed over 1,000 projects nationally — offering Site Selection, Design and Architectural Plans, Construction Management, and Facilities Management, so our clients never have to juggle multiple General Contractors.
We're a national construction management and general contracting firm specializing in commercial tenant improvements, and we're growing — this role sits at the center of that growth.
The Role As a Mid-Level Project Manager, you'll be fully autonomous in owning the financial health, schedule, and client relationship for 1–3 concurrent projects, typically ranging from $1M to $3M each, in multiple locations.
You are the point person for every client you work with — from bid to close-out.
This isn't a role where you manage a single line item on someone else's P&L.
You run your own projects, negotiate directly with owners, and are measured on outcomes:
- profitability, schedule, and client relationships that turn into repeat business.
Responsibilities:
- Financial Ownership: Assemble project budgets and estimates with the estimating department; manage cost-to-complete forecasting; negotiate owner change orders.
Subcontractor Management:
- Bid, buy out, and award trades; write and enforce scopes of work; resolve field disputes and hold subs accountable.
Full Project Lifecycle:
- Oversee bidding, award (GC and subcontracts), permitting, construction, and project close-out across multiple simultaneous locations.
Schedule Enforcement:
- Maintain and update project schedules; ensure the field team has what it needs to hit milestones.
Client & Design Relationships:
- Serve as the primary point of contact for clients, design professionals, and consultants; run weekly Owner-Architect-Contractor (OAC) meetings.
Quality & Safety:
- Maintain company safety protocols and quality control standards on every project.
Business Development:
- Actively identify and pursue additional construction opportunities; conduct site visits and evaluations for potential projects.
Reporting:
- Utilize Procore, Smartsheet, and Microsoft Office for all job tracking and reporting.
- What Success Looks Like First 3 Months — Learn & Assist Master our Procore/Smartsheet configurations and complete your first full monthly budget forecasting cycle.
- Build working knowledge of our subcontractor pool, regional trade strengths, and existing owner contract nuances.
- First 6 Months — Own & Execute Take full, autonomous financial and operational control of 1–2 projects with zero unvetted change orders.
- Run authoritative, productive weekly OAC meetings.
- First 12 Months — Optimize & Multiply Deliver your projects at or above the original estimated buyout margin.
- Secure at least one letter of intent or formal reference from an existing client for repeat business.
- Full mentor to the Project Coordinator.
- Ideal Candidate Profile Direct experience running commercial tenant improvement and/or ground-up retail projects in the $1M–$5M range.
- A track record you can speak to specifically — not "we finished on time," but how you rebuilt margin on a project that went sideways, negotiated a scope change, or found a value-engineering save.
- Comfort holding subcontractors accountable and managing multiple concurrent job sites.
- High organizational and communication skills, and fluency with Procore, Smartsheet, and Microsoft Office.

Budget:
- Discretionary spending authority of $5,000–$10,000 to solve field problems without waiting on VP sign-off.
People:
- Field support from a dedicated (or clearly defined) superintendent — you won't be left to build your team from scratch on every project.
Cadence:
- A weekly 30-minute 1:1 with your manager focused on active projects, budget variances, and critical-path issues — plus a separate monthly 1-hour mentorship conversation with a Project Executive or VP focused on your growth, not your task list.

Compensation:
- This role is budgeted at ~90K base + a bonus plan.
