ROLE SUMMARY: The BIM/VDC Coordinator - Plumbing is responsible for leading the development, coordination, and delivery of accurate, constructible, and standards‑compliant model-based outputs for MEP systems. This position operates with greater independence, applying advanced knowledge of company standards, project requirements, and MEP construction practices to support successful project execution. This position plays a key role throughout the VDC lifecycle, supporting coordination, fabrication readiness, installation planning, and record documentation, while ensuring that all model and drawing deliverables align with project scope, schedule, and quality expectations. This role collaborates closely with Project Management, Field Operations, Team Leads, and other trades to drive coordination efforts, resolve conflicts, and maintain model integrity.

In addition to technical responsibilities, the BIM/VDC Coordinator takes a proactive approach to workflow management, identifying issues early, proposing solutions, and ensuring downstream users have the information they need. The position also provides direction, mentorship, and quality oversight for BIM/VDC Detailers and Trainees, helping to reinforce company standards, improve team performance, and support continuous improvement of detailing practices and the VDC process.

ESSENTIAL DUTIES:
Modeling, Coordination & Technical Execution
  • Develop and maintain accurate, coordinated, and constructible BIM models for mechanical systems in accordance with company standards and project requirements.
  • Lead model updates based on coordination meeting outcomes, design changes, and clash resolution decisions.
  • Perform clash detection, track issues, and communicate conflicts and resolutions to internal teams and external trades.
  • Ensure model structure, file organization, version control, and system modeling remain consistent and compliant throughout the project lifecycle.

Project Coordination & Communication
  • Serve as a primary VDC contact for specific project scopes, providing updates to Project Managers, Field Operations, Team Leads, and other trades.
  • Participate in coordination meetings, presenting model updates, addressing conflicts, and documenting action items as required.
  • Collaborate with project teams to ensure model based deliverables align with schedule milestones, fabrication needs, procurement deadlines, and installation plans.
  • Support Field Operations by incorporating field feedback, RFIs, changes, and verified dimensions into model updates.

Fabrication, Installation & Record Documentation Support
  • Prepare and review model based deliverables required for fabrication readiness, including spools, shop drawings, hanger layouts, and material quantities.
  • Assist with developing installation driven model outputs such as sleeve drawings, Trimble points, equipment pads, and schematic diagrams.
  • Support closeout activities by developing accurate as-built models, record documents, and turnover deliverables.

Quality Control & Standards Compliance
  • Conduct detailed quality checks to ensure accuracy, completeness, and adherence to company standards, detailing practices, and LOD expectations as well as contract document requirements.
  • Identify inconsistencies or missing information in models and drawings and take corrective action or escalate as needed.
  • Reinforce proper modeling workflows and documentation procedures across project teams.

Workflow Management & Issue Resolution
  • Proactively identify risks, constructability concerns, or coordination issues and communicate them with proposed solutions.
  • Coordinate workflow with Detailers to ensure tasks are assigned, completed, and updated properly in alignment with project deliverables.
  • Track and manage BIM/VDC tasks within project schedules, ensuring model progress aligns with coordination, fabrication, and installation deadlines.

Training, Mentorship & Team Support
  • Provide technical guidance and mentorship to Detailers and Trainees, offering instruction on standards, workflows, and best practices.
  • Assist in onboarding new team members by helping them understand project workflows, modeling expectations, and role responsibilities.
  • Support the Team Lead in enforcing consistency across projects and team members.

Process Improvement & Standards Development
  • Contribute feedback related to model standards, templates, workflows, and coordination processes to support ongoing improvement initiatives.
  • Participate in training and professional development to stay current with evolving BIM/VDC technologies and mechanical construction practices.

MINIMUM REQUIREMENTS:
Education & Experience
  • High school diploma or GED required; associate degree, technical certificate, or trade school training in drafting, BIM, engineering technology, or construction preferred.
  • Minimum 4+ years of experience in BIM/VDC, mechanical detailing, or MEP coordination.
  • Demonstrated experience producing coordinated mechanical models and construction ready deliverables.
  • Experience working on commercial, industrial, healthcare, or similarly complex mechanical projects.

Technical Skills
  • Proficient in Revit for MEP modeling, including family usage, systems modeling, and model management.
  • Strong proficiency with Navisworks Manage, including clash detection, model review, and issue tracking.
  • Ability to interpret contract drawings, mechanical specifications, shop drawings, and MEP documentation.
  • Familiarity with fabrication focused workflows and model outputs (e.g., spooling, hanger layouts, equipment modeling).
  • Experience working within common CDE platforms such as Autodesk BIM 360/ACC.
  • Working knowledge of Bluebeam, coordination software, and standard BIM/VDC tools.
  • Competence with Microsoft Office (Excel, Outlook, Teams).

Coordination & Construction Knowledge
  • Solid understanding of mechanical construction practices, field installation sequencing, and trade coordination requirements.
  • Ability to identify clashes, propose solutions, and incorporate coordination decisions into models and drawings.
  • Understanding LOD requirements, model organization, and file management best practices.

Leadership & Team Collaboration
  • Ability to provide technical guidance and mentorship to Detailers and Trainees.
  • Demonstrated ability to lead small coordination tasks, manage portions of workflows, and support VDC project planning.
  • Strong communication skills for collaborating with Project Managers, Field Operations, and other trades.
  • Ability to work independently and proactively elevate issues or design conflicts.

Quality, Organization & Professional Attributes
  • Strong attention to detail with the ability to maintain accuracy and consistency across complex models.
  • Capable of performing self-quality checks and adhering to established standards and workflows.
  • Highly organized with the ability to manage multiple assignments and meet project deadlines.
  • Professional, reliable, and committed to continuous improvement and skill development.

Trade Specific Requirements - As applicable to domestic water, sanitary, storm, medical gas, natural gas, and specialty plumbing systems.
  • Develop detailed plumbing system models that meet code required slopes, cleanout spacing, venting requirements, and fixture connections based on applicable plumbing codes (e.g., IPC, UPC, local amendments).
  • Ensure coordinated routing of domestic water, sanitary, storm, vent, gas, and specialty piping with correct pipe sizes, slopes, invert elevations, and equipment tie-ins.
  • Reference and apply fixture unit calculations, pipe sizing standards, and code mandated minimums during model development.
  • Incorporate and verify routing clearances, maintenance access requirements, and code required separation between plumbing and other building systems.
  • Ensure that roof drain, overflow, and storm piping models comply with roof drainage calculations, leader sizing, and manufacturer requirements.
  • Identify and escalate code compliance gaps, routing conflicts, support issues, and constructability concerns identified during modeling.
