Title of Job: Maintenance Technician 3

Position Summary:

The Maintenance Technician 3 is a highly skilled and experienced role responsible for performing a wide range of routine and preventive maintenance across campus systems and facilities, with a strong commitment to customer service and operational excellence. This position serves as a subject matter expert in building systems and is expected to demonstrate advanced technical proficiency in HVAC, plumbing, electrical systems, equipment, and general maintenance.

The Technician responds to service requests and reports from College constituents—including students, faculty, and staff—addressing maintenance needs in classrooms, laboratories, offices, and residential spaces. The role requires the ability to independently assess issues, diagnose problems, and complete repairs in a timely and effective manner. For work requiring specialized expertise, the Technician coordinates with appropriate vendors or specialists and ensures proper tracking, follow-through, and resolution.

In addition to direct maintenance responsibilities, the Technician is expected to actively support team operations by assisting fellow technicians as needed, contributing to a collaborative and solutions-oriented work environment. While performing duties across campus, the Technician identifies opportunities for efficient, cost-effective improvements to facilities and supports the overall upkeep and functionality of campus spaces. The role also ensures compliance with institutional policies, regulatory requirements, and safety standards at all times.

Duties and Responsibilities:

  • Serve as a technical expert, applying advanced knowledge across building systems and maintenance disciplines. Provide guidance, support, and hands-on assistance to maintenance technicians in the execution of their duties, including training and knowledge sharing to strengthen overall team capability. In the absence of the Plant Engineer and Director of Maintenance, offer experienced judgment and direction to help coordinate work efforts, troubleshoot complex issues, and ensure continuity of operations.

  • Oversee the operation and maintenance of central plants equipment, including but not limited to boilers, chillers, air compressors, cooling towers, pumps, hydronic systems.

  • Ensure the timely repair and/or replacement of HVAC, electrical and plumbing fixtures, valves, devices, and appliances as required.

  • Conduct regular inspections of buildings, facilities and equipment to ascertain required repairs and make recommendations to Plant Engineer and Director of Maintenance.

  • Collaborate with all trades personnel, building attendants, grounds and maintenance staff to support the execution of daily responsibilities.

  • Ensure work is performed in compliance with manufacturer's specifications, departmental guidelines, trade practices, blueprints, shop drawings and schematics.

  • Inspect areas assigned to maintenance staff, providing guidance and support as needed to ensure quality and efficiency.

  • Address concerns of students, faculty, staff and visitors regarding maintenance services in a timely and professional manner.

  • Coordinate work with external vendors and contractors, including scheduling and facilitating access to facilities. Assist in managing and scheduling major repairs, painting, and facility setups within designated timeframes.

  • Research and evaluate new and improved maintenance methods, tools, and procedures. Prepare proposals for recommended change and implement approved initiatives.

  • Actively participate in utility conservation efforts, identifying opportunities for improvement and making actional recommendations to enhance efficiency and sustainability.

  • Evaluate the frequency and effectiveness of preventive maintenance tasks and associated job plans, making informed recommendations to optimize schedules, improve efficiency, and ensure the reliability and longevity of campus systems and equipment.

  • Perform periodic inspections of maintenance work in partnership with the Plant Engineer and Director of Maintenance to ensure that all work meets established quality standards, is completed safely, and aligns with departmental expectations for workmanship and reliability.

  • Support the formalization and documentation of plant operations procedures.

  • Assist in updating and maintaining compliance with Authorities Having Jurisdiction (AHJ), including AQMD, City, State, Fire Marshal, and other relevant entities.

  • Update and ensure the accuracy of Emergency Shut off Maps for campus facilities.

  • Interact with campus constituents to complete work orders in a professional, cost efficient, and expeditious manner.

  • Assist in planning staff training activities and conduct training sessions or assign them to others.

  • Establish and maintain a positive and cooperative working relationship with members of the department and campus community.

  • Maintain proficiency by continually updating knowledge through appropriate courses, seminars, publications and contacts with others in various trades.

  • Serve as a role model to the maintenance team and other staff members by demonstrating professionalism, technical expertise, and leadership.

Safety and Work Habits

  • Maintain an acceptable attendance record, punctuality and meeting deadlines.

  • Ensure compliance with all safety rules and regulations by consistently modeling and adhering to proper practices, including the use of personal protective equipment, safe operation of power tools, and appropriate handling of cleaning agents and chemical compounds, while reinforcing these standards among maintenance team members to maintain a safe and compliant work environment.

  • Maintain a functional awareness of the typical hazards of the workplace as well as the special hazards that may be encountered at HMC such as biohazards, radiation, chemicals, etc.

  • Follow established procedures for dealing with potential hazards.

  • Promptly report accidents on the job, assist in preparation and submission of accident reports for the Maintenance Department.

  • Perform other duties as assigned.

Required Qualifications:

  • Licenses: EPA Universal Refrigerants

  • Valid California driver's license with an acceptable driving record.

Education and Experience:

  • Education: High school diploma or GED, Trade or technical school diploma or degree.

  • Experience: Minimum of five years’ experience in a position of similar responsibility.

Knowledge, Skills, and Abilities:

  • Must have technical knowledge of mechanical, electrical and other building trades and the ability to properly assess the quality of work being performed in these trades.

  • Must possess knowledge and technical skills required for the repair and maintenance of plumbing, heating and electrical systems, fixtures, devices and applications.

  • Ability to assess equipment and system problems, conduct appropriate research, draw conclusions and recommend or take action to resolve problems in a timely manner.

  • Experience with central plants equipment (boilers, chillers, cooling towers, hydronic systems, standby generators, ATS gear, pumps, lift stations).

  • Experience with CMMS platforms (i.e. Maximo, Maintenance Connection, Asset Essentials, SAP, etc.).

  • Must possess an aptitude for leadership, outstanding organizational skills, and effective written and oral communication skills.

  • Knowledge of methods, materials, chemicals and equipment used in maintaining various equipment and systems on campus.

  • Ability to work productively, make sound decisions and effectively prioritize multiple tasks in a logical progression.

  • Ability to follow through and carry out assignments.

  • Ability to effectively work individually or in teams as well as with diverse groups.

  • Personal integrity and ability to interact and work successfully with individuals with varying abilities, backgrounds, interests and beliefs.

  • Ability to communicate effectively orally and in written English.

  • Ability to understand college policies and procedures as related to the position.

  • Ability to plan, organize, control, and direct all aspects of required corrective and preventative maintenance for college facilities.

  • Ability to observe and practice safe working habits and maintain security of buildings and systems.

  • Must be accessible and available in the event of emergencies.

  • Ability to work in laboratories where animal bodies or parts thereof may be exposed to the view of the worker.

  • Must be willing and able to work occasional weekends, evenings or holidays as needed.


Preferred Qualifications:

  • Bilingual in Spanish is preferred

Remote Work Eligibility:

Category A:

All staff positions, regardless of remote work eligibility, require an initial 30-calendar-day on-campus work period. Based on an evaluation by the supervisor and area Vice President, this position is classified as Category A as defined in the College’s, without occasional ad-hoc remote work flexibility. Your position is essential to on-campus operations and requires you to work exclusively on campus

Your standard working hours will generally be from 3:00 p.m. to 11:30 p.m., Monday through Friday, though these hours may vary depending on departmental and College needs.

All remote work arrangements, including ad-hoc remote work, must be approved by the direct supervisor, area Cabinet member, and Human Resources, and are subject to periodic review based on institutional needs. These arrangements are neither guaranteed nor considered entitlements and may change due to factors such as employee performance, evolving business needs, or changes to the position.

Physical Requirements:

While performing the duties of this job, the staff member is regularly required to sit; stand, use hands and fingers and talk or hear. The employee is occasionally required to reach with hands and arms. The individual must regularly lift and/or carry up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, and the ability to adjust focus. Hours:

Regular office hours are 3:00 p.m. to 11:30 p.m. However, days and hours may vary due to the needs of the department or the College.

Classification:

This is an non-exempt, full-time, regular, benefits eligible position.

Compensation:

$30.00 - $36.00 an hour.

Reports To:

This position reports to the Plant Engineer and Director of Maintenance
