Position Summary


The Project Manager is a primary leader on assigned construction projects, directly accountable for the financial performance, documentation integrity, schedule adherence, and overall successful delivery of the project. The Project Manager leads coordination among subcontractors, vendors, owners, and the internal project team, from buyout through closeout, while training and developing Project Engineers. This role requires strong organizational, financial, and communication skills, along with regular presence on the jobsite to understand the work being performed and to represent Landmark professionally with all project stakeholders.


Essential Duties & Responsibilities


Financial Management & Buyout

• Build and manage the project buyout log for each assigned project, buying out every scope of work with assistance from the Estimator.


• Level out subcontractor bids and obtain owner sign-off before awarding subcontracts, targeting a strong net buyout result against the original budget.


• Prepare project budgets based on scope of work and required resources, and track project cost on an ongoing basis to meet budget.


• Manage the monthly pay application process: assemble the application, confirm subcontractor submissions are timely and accurate, obtain all required lien releases before submission, and ensure timely payment from the owner.


• Review subcontractor pay applications for accuracy with the Project Superintendent, and coordinate with Accounting to ensure timely payment to subcontractors once Landmark is paid.


• Request unconditional lien releases from subcontractors following payment.


• Attend, manage, and contribute to monthly cost reviews and provide regular financial status updates to leadership.



Documentation, Logs & Change Management



• Write, review, and manage all Requests for Information (RFIs), tracking and confirming RFIs and ASIs with the project team and notifying the owner promptly of any impact to schedule or cost.


• Develop, issue, and manage all change orders, including Owner Change Orders (OCOs), Subcontractor Change Orders (SCOs), and Potential Change Orders (PCOs), ensuring owner change orders are submitted without delaying the project and monitoring them through approval.


• Issue subcontractor change orders only once approved by the owner, and ensure subcontractor extra-work costs are appropriately passed through to the owner rather than absorbed by Landmark.


• Manage the internal subcontractor backcharge process, ensuring all parties receive notice and a reasonable opportunity to cure before a backcharge is issued.


• Maintain all project logs, including RFI, submittal, change order, and daily report logs for both Landmark and subcontractor personnel.


• Maintain organized, accurate project files and documentation, ensuring project backup and records are properly stored and easy to retrieve.


• Issue and manage all project correspondence, including required notices to subcontractors, in a professional manner that reflects well on Landmark.



Scheduling & Field Coordination


• Maintain a comprehensive understanding of project plans, specifications, schedule, and budget, and take ownership of the overall project schedule.


• Partner with the Project Superintendent, who develops and manages the detailed field schedule, to track progress, plan and phase activities, and adjust as needed to meet project duration goals.


• Review and manage look-ahead schedules and the overall project schedule, and oversee completion of the final punch list.


• Predict resource needs to reach key project objectives and manage primary and secondary resources effectively against budget and schedule.


• Be present on the jobsite frequently to understand the work being performed and to identify issues early.


• Monitor overall progress and direct subcontractors to make adjustments as needed to keep the project on schedule, on budget, and to quality standards.



Subcontractor, Vendor & Team Management


• Define project scope for each subcontractor, communicate expected deliverables, and manage subcontractors, vendors, and suppliers to those objectives.


• Write and review subcontracts, purchase orders, and related agreements.


• Train, mentor, and manage Project Engineers, and delineate and assign their tasks and responsibilities.


• Coordinate the efficient operations of subcontractors on assigned projects, ensuring quality workmanship that conforms to approved plans, specifications, and applicable codes.


• Ensure subcontractors keep the jobsite clean and participate in project cleanup.


• Develop and maintain strong working relationships with owners, subcontractors, vendors, and Landmark team members.


• Provide feedback to the Estimating team on bid accuracy and lessons learned to improve future project pricing.



Safety & Compliance


• Promote and enforce jobsite safety standards, encourage safe work practices, and correct job site hazards immediately.


• Direct subcontractors to promptly correct unsafe or defective work areas, and maintain a highly organized jobsite and office.


• Ensure Project Engineers and Superintendents author and publish accident and incident reports, and confirm reports are completed within two (2) hours of any incident.


• Ensure all Landmark employees and subcontractors adhere to company safety policy at all times.



Systems, Standards & Continuous Improvement



• Apply industry best practices, techniques, and standards throughout project execution.


• Continuously seek improved production means and methods to reduce cost and increase efficiency for subcontractors, clients, and Landmark.


• Provide consistent project status updates, at minimum weekly, to stakeholders covering strategy, adjustments, and overall progress.


• Perform other related duties as assigned.



Qualifications


• Bachelor's degree in Construction Management, Engineering, or a related field preferred; equivalent combination of education and relevant experience considered.


• Minimum of 3 to 7 years of construction project management experience, with a preference for candidates who have led ground-up commercial, industrial, or similar structural projects.


• Working knowledge of construction cost control, scheduling, estimating, purchasing, and contract administration.


• Proficiency with Microsoft Office (Word, Excel, Outlook) and Microsoft Project or comparable scheduling software.


• Strong written and verbal communication skills, with the ability to read and interpret contract documents, drawings, and specifications.


• Demonstrated leadership, negotiation, and team development skills.


• OSHA 30-Hour Construction Industry Outreach Training required (may be obtained within the first year of employment).


• Must be legally authorized to work in the United States for any employer.


Physical Demands & Work Environment


This position regularly works both in a field office and on active construction jobsites. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions of this role.


• Ability to climb permanent and temporary stairs and ladders, and to navigate work areas under construction.


• Ability to stand, walk, balance, stoop, kneel, crouch, and occasionally lift or move up to 50 pounds.


• Regular exposure to outdoor weather conditions, moving mechanical equipment, and moderate to loud noise levels typical of an active jobsite.


• Specific vision abilities required include close vision, peripheral vision, depth perception, and the ability to adjust focus.
