Job description

Director of Marketing

The Director of Marketing will lead DOOR's marketing organization and drive the strategy that fuels the company's next stage of growth. This is a revenue-accountable leadership role responsible for building marketing programs that generate qualified pipeline, accelerate sales, improve conversion, and create long-term growth assets that reduce customer acquisition costs over time.

DOOR has built a strong foundation, including an established brand, active demand generation programs, a growing product portfolio, external agency support, and an experienced internal marketing team. This role is responsible for building upon that foundation by shaping how DOOR goes to market, strengthening the company's position within the emerging Building Intelligence category, and developing a modern, AI-enabled marketing organization that delivers measurable business results.

Reporting directly to the CEO, the Director of Marketing will oversee all aspects of DOOR's marketing function, including product marketing, demand generation, brand strategy, content, website management, communications, sales enablement, lifecycle marketing, and events.

Working closely with executive leadership, this role partners cross-functionally with Revenue, Product, Technology, RevOps, Finance, Legal, and Investor Relations to align marketing strategy with company objectives. The ideal leader is equally comfortable analyzing pipeline performance, developing compelling product positioning, managing agency relationships, coaching and developing a high-performing team, and ensuring marketing content and messaging meet the highest standards before reaching the market. This role requires a strategic, data-driven leader who can balance executive-level planning with hands-on execution while leveraging AI to improve marketing effectiveness and operational efficiency.

DOOR (formerly Latch) is unlocking the next era of Building Intelligence. We combine premium hardware, intuitive software, and automated operations into one seamless platformhelping multifamily properties run more efficiently, grow revenue, and deliver smarter, more connected living experiences. From smart access and in-unit automation to building-wide controls, DOOR empowers owners, operators, and property teams to reduce overhead, protect asset value, and stand out in a competitive market.

We believe smarter buildings make life simpler. At DOOR, you'll help shape a future where buildings anticipate needs, operate effortlessly, and quietly improve life for everyone inside.

AI at DOOR

AI is part of how DOOR's marketing team operates day to day. Current workflows span content development, SEO and AEO, research, analysis, reporting, and process automation, with human review and editorial standards built in.

We are looking for a leader who is meaningfully ahead of the curve. This person will own the marketing AI roadmap, strengthen existing workflows, identify new opportunities for automation and leverage, and raise the AI fluency of the entire team.

What will you do?

Product Marketing

  • Own positioning, messaging, go-to-market strategy, and launch planning for new products, capabilities, integrations, and commercial offerings.
  • Translate complex hardware, software, Smart Home, IoT, and building-operations capabilities into clear commercial value for owners, operators, property teams, and channel partners.
  • Build complete launch motions that align Product, Revenue, Enablement, Communications, Web, Content, and Events.
  • Maintain competitive intelligence across DOOR's core markets and translate insights into battlecards, playbooks, and objection handling.
  • Lead win/loss and closed-lost analysis in partnership with Revenue and RevOps to sharpen messaging and identify opportunities to expand deal value.

Demand Generation and Paid Media

  • Own DOOR's demand generation strategy, paid media budget, performance targets, and channel mix.
  • Lead the external growth agency responsible for campaign execution, holding the partnership accountable to strategy, scope, budget, testing discipline, and measurable outcomes.
  • Partner with Sales and RevOps on lead quality, attribution, routing, follow-up, and conversion across the funnel.
  • Maintain accurate executive-level reporting across spend, qualified leads, opportunities, pipeline, CAC, and closed revenue.

Organic Growth, SEO, AEO, and Content

  • Scale SEO and AEO into a compounding source of qualified organic pipeline.
  • Prioritize high-intent content, including competitive comparison pages, segment pages, product category pages, integration pages, and bottom-of-funnel resources. Measure the program by qualified traffic, conversion, and organic-sourced pipeline.
  • Lead an AI-assisted content engine that increases production velocity while preserving human review, technical accuracy, and brand differentiation.
  • Strengthen DOOR's visibility across traditional search, AI Overviews, and emerging AI-driven discovery platforms.

Website and Conversion Optimization

  • Own DOOR.com as a strategic growth and conversion asset, including messaging, information architecture, landing page strategy, and conversion paths.
  • Partner with Product, Design, and Technology teams to ensure the website accurately reflects DOOR's products, platform, and Building Intelligence narrative.
  • Maintain clean measurement for form submissions, conversion rates, lead quality, and downstream pipeline.

Sales Enablement

  • Lead the sales enablement function in close partnership with Revenue, RevOps, and Product.
  • Oversee pitch decks, product materials, competitive playbooks, demo scripts, talk tracks, training, and objection-handling tools.
  • Build a disciplined feedback loop between Sales, Product, and Marketing so market messaging reflects what helps win and expand deals.
  • Measure success through adoption, rep productivity, conversion, and closed-won performance.

Brand, Communications, and Thought Leadership

  • Steward and strengthen DOOR's established brand across every customer, employee, partner, and market-facing touchpoint.
  • Maintain consistency in voice, visual identity, messaging hierarchy, product naming, and company narrative as the portfolio grows.
  • Lead corporate communications, executive communications, social media, earned media, and thought leadership.
  • Maintain close coordination with Legal and Investor Relations on public claims, press releases, financial communications, and other externally sensitive materials.

Lifecycle and Database Marketing

  • Own lifecycle and database marketing strategies that convert existing interest into qualified pipeline.
  • Partner with RevOps and Revenue to maintain database health, segmentation, nurture logic, and reporting integrity.
  • Develop structured nurture and reactivation programs for dormant, unqualified, and previously engaged leads.
  • Establish clear accountability between Marketing and Revenue for re-engagement, qualification, and progression.

Events and Experiential Marketing

  • Set the strategy for industry conferences, executive events, customer experiences, and field marketing.
  • Own event selection, objectives, budgets, messaging, sponsorship strategy, lead-capture plans, and post-event measurement.
  • Improve DOOR's live product and demo experience in partnership with Product so it reflects the company's Building Intelligence positioning.

Team Leadership and Marketing Operations

  • Lead, develop, and retain a small, multi-disciplinary marketing team across content, brand, enablement, and analytics.
  • Build an operating cadence that creates focus, accountability, and visibility, and manage competing requests against business impact and capacity.
  • Own the marketing budget and communicate investment decisions through clear business cases and funnel economics.

AI Strategy and Enablement

  • Own and continually evolve DOOR's marketing AI roadmap.
  • Evaluate and operationalize AI across content, research, analysis, reporting, creative development, and workflow automation, with quality controls, brand standards, and approval processes intact.
  • Build repeatable systems rather than one-off individual shortcuts, documented so they outlast any single team member.
  • Coach the team on effective prompting, workflow design, validation, and responsible AI use, and set standards for when AI should lead and when human expertise must.
  • Measure the effect of AI through production speed, quality, team capacity, adoption, and business impact.

What do you bring to DOOR?

  • 8 to 12 years of progressive B2B marketing experience, including at least 3 years leading people, agencies, budgets, and cross-functional programs.
  • Required product marketing experience, including positioning, messaging, go-to-market planning, product launches, and competitive intelligence.
  • Proven experience managing an external agency against measurable business outcomes, with the ability to challenge strategy, assess performance, and hold partners accountable.
  • Direct experience partnering with a Product and Sales organization, with shared accountability for pipeline creation, conversion, and revenue performance.
