Job description

MEP Superintendent

Lease Crutcher Lewis is seeking an experienced MEP Superintendent to lead the planning, coordination, execution, and closeout of project MEP systems. This site-based role is ideal for a field leader with deep mechanical, electrical, plumbing, fire protection, building management, low-voltage, and special systems experience who can align trade partners, project teams, AHJs, clients, and other stakeholders around safe, high-quality execution.

As MEP Superintendent, you will establish and reinforce Lewis' "Working Safe for Life" safety culture while managing MEP field operations, trade partner performance, quality, schedule, logistics, code compliance, commissioning support, documentation, and project turnover. You will serve as a key liaison between project team members, trade partners, clients, architects, engineers, consultants, AHJs, and owner vendors on all MEP-related matters.

The ideal candidate brings strong commercial construction management experience, proven MEP systems expertise, excellent field leadership, and the ability to solve complex problems in a collaborative, team-based culture.

What success looks like:

  • You create a safe, organized, and productive jobsite where MEP work is well planned, well-coordinated, and executed in alignment with Lewis' "Working Safe for Life" expectations.
  • You lead MEP trade partners, suppliers, consultants, AHJs, owner vendors, and internal teams with clarity, accountability, and respect.
  • You plan and sequence complex MEP scopes, procurement, BIM coordination, inspections, commissioning, and turnover so project teams can make informed decisions and meet commitments.
  • You solve field challenges early, communicate proactively, and keep teams aligned around safety, quality, schedule, code compliance, and client expectations.
  • You help develop future field leaders by mentoring team members, sharing technical knowledge, and creating an environment where people can do their best work.

What you'll do:

  • MEP Field Leadership and Project Execution
  • Lead MEP field operations in partnership with project superintendents, project managers, project engineers, trade partners, suppliers, consultants, AHJs, and owner vendors.
  • Plan, organize, manage, and execute project work related to MEP systems, including mechanical, plumbing, fire protection, building management, electrical, low-voltage, and special systems.
  • Coordinate, sequence, and plan the installation of all MEP scopes of work, creating opportunities for all contractors to be successful.
  • Partner with project teams to develop, manage, and update detailed CPM master schedules, short-interval schedules, procurement schedules, MEP coordination plans, and BIM execution plans.
  • Provide constructability feedback on MEP systems, evaluate major MEP equipment selections as applicable, and advise on cost, production, logistics, safety, and quality considerations.
  • Support project occupancy, acceptance, commissioning, punch list resolution, turnover, closeout, and documentation related to MEP systems.

Healthcare, Safety, and Quality

  • Create, maintain, and reinforce a strong jobsite safety culture.
  • Perform safety audits and address safety concerns as they arise.
  • Actively contribute to safety-based planning during preconstruction, planning, and execution.
  • Support healthcare-specific planning and controls, including infection prevention coordination, interim life safety measures, noise and dust control, traffic routing, shutdown coordination, and work in occupied or sensitive environments.
  • Monitor work quality and ensure field execution aligns with project documents, specifications, safety expectations, and Lewis standards.

Leadership and Communication

  • Mentor and develop foremen, assistant superintendents, and field team members as part of their career growth with Lewis.
  • Support training initiatives and career development as a regular and consistent part of the role.
  • Recruit, mentor, and retain strong tradespeople and field leaders.
  • Champion company initiatives, safety expectations, and communications to field teams on a consistent and regular basis.
  • Communicate clearly and professionally with clients, project teams, field teams, trade partners, and senior leaders.

Documentation and Technical Coordination

  • Ensure accurate documentation of safety plans, procedures, violations, corrective actions, and field progress.
  • Ensure required documentation is readily available for use by site teams and management.
  • Ensure required equipment training is conducted and documented.
  • Document technical training and issue training cards to attendees as needed.
  • Remain current on new construction technologies, field practices, and healthcare construction requirements, and share findings as appropriate.

What you bring:

  • A minimum of 10 years' relevant general contracting experience leading large, complex commercial construction projects; experience with projects in excess of $70 million preferred.
  • Healthcare, hospital, occupied renovation, or similarly complex technical project experience strongly preferred.
  • Experience coordinating work in active facilities, including phasing, logistics, shutdowns, safety controls, infection prevention, life safety-sensitive work, or significant MEP coordination preferred.
  • Familiarity with multiple structural building frame types and a strong understanding of building processes and best practices.
  • Ability to organize resources, including people, tools, materials, and time, to meet tight deadlines and achieve desired results.
  • Ability to use project-specific software systems, including Microsoft Office, Bluebeam, scheduling tools, and other construction technology platforms.
  • Clear, concise, and professional communication skills, with a strong focus on audience-appropriate business writing and verbal communication.
  • Demonstrated integrity consistent with Lewis' values, especially safety.
  • Strong leadership qualities, self-motivation, problem-solving skills, attention to detail, and a team-first mindset.
  • OSHA 30 certification required.
  • Current CPR/First Aid certification preferred.

Key attributes:

  • Builds trusted relationships with clients, owners, architects, engineers, consultants, trade partners, and internal teams.
  • Leads with confidence, accountability, sound judgment, and calm field presence.
  • Communicates proactively with a wide range of audiences, including healthcare clients, project teams, field teams, trade partners, and senior leaders.
  • Demonstrates strong attention to detail, organization, time management, and follow-through.
  • Solves complex field challenges with a practical, team-oriented approach.
  • Adapts well to shifting priorities, phased work, occupied environments, and changing site conditions.
  • Develops others and creates an environment where field teams can perform at their best.
  • Demonstrates a strong commitment to safety, quality, and doing the right thing.

Work environment:

  • Requires project site-based work on active commercial construction sites in the Portland, OR metro area, including healthcare and hospital environments.
  • When onsite, employees are required to wear appropriate personal protective equipment as required by company safety policies and weather conditions.
  • Standard hours, plus evening and weekend work including work-related events.

Travel expectations:

  • Primarily local travel between assigned Portland, OR metro area project sites, the Portland office, client meetings, and industry events as needed.

Requirements:

  • Current driver's license and clean driving record per company vehicle policy.
  • Successful completion of required pre-employment screening is a conditional requirement of the employment process.
  • Physical requirements include regular communication, requiring the ability to see, talk, and hear, as well as the ability to frequently stand, walk, and use hands, fingers, and arms. Additional abilities include sitting, climbing, and balancing, as well as the ability to frequently lift and move up to 25 pounds.
  • Ability to walk and access all areas of an active construction site, including areas with uneven footing, working at heights, and working in varying climate conditions.

This posting reflects the role's primary responsibilities and qualifications but is not intended to be an exhaustive list. Responsibilities may evolve based on business needs.
