We are looking for a dependable and hands-on Assistant Maintenance team member to support the maintenance operations at The Edmond, our multifamily community in Waco, Texas.
The Assistant Maintenance role is responsible for supporting the maintenance team with service requests, repairs, preventive maintenance, unit turnovers, and overall property upkeep. This position requires strong problem-solving skills, organization, attention to detail, and a commitment to providing a safe and well-maintained community.

What You'll Own
As the Assistant Maintenance, you will support the Lead Maintenance Technician and maintenance team in keeping the property, apartment homes, amenities, and equipment safe, functional, and well-maintained.
Your responsibilities will include:
- Complete resident maintenance requests promptly and assist with emergency maintenance needs while following safety procedures.
- Perform routine inspections and repairs involving basic electrical, plumbing, HVAC, appliances, and general maintenance.
- Conduct preventive maintenance inspections of A/C units, roofs, stairways, parking areas, laundry facilities, exterior lighting, and common areas.
- Keep walkways, stairwells, common areas, and other property areas clean, organized, and free of hazards.
- Maintain and organize maintenance shops, tools, equipment, and supply storage areas.
- Properly store chemicals according to manufacturer and company guidelines.
- Maintain community amenities, including pools, playgrounds, clubhouses, and recreational areas.
- Assist with maintaining the cleanliness and organization of property grounds.
- Assist with preparing vacant apartment homes for new residents and ensuring units are move-in ready.
- Work with the maintenance team to complete make-ready units efficiently and ensure appliances, fixtures, and utilities are functioning properly.
- Maintain accurate maintenance records, including Freon replacement and pool logs as required.
- Assist with maintaining inventory records for appliances and equipment.
- Follow MSDS requirements, safety guidelines, company policies, and applicable regulations.
- Maintain a courteous and professional relationship with residents, coworkers, vendors, and team members.
- Report to work on time, maintain a professional appearance, and wear company-provided uniforms and required safety equipment when applicable.

Required Qualifications
- Ability to perform the essential duties of the position satisfactorily.
- Basic knowledge of plumbing, electrical, and general maintenance.
- Strong problem-solving skills and ability to work independently.
- Strong organizational and multitasking skills.
- Excellent verbal, written, and interpersonal communication skills.
- Ability to follow safety guidelines, company policies, and maintenance procedures.
- Ability to work indoors and outdoors in various weather conditions.
- Ability to occasionally lift and/or move up to 50 pounds.
Preferred Qualifications
- Previous experience in maintenance, property management, or a related field.
- Previous multifamily or apartment maintenance experience.
- HVAC experience.
- EPO experience.
- Experience with service requests, preventive maintenance, unit turnovers, and make-ready work.
- Experience maintaining pools, community amenities, tools, equipment, and inventory.
