Pay Rate: [$80,000 base + performance bonuses]

As we expand into Florida, we're looking for a Regional Manager who wants to grow with us.

Key Responsibilities

As a Regional Manager at SPM, you will:

• Oversee the day-to-day operations of a portfolio of larger apartment communities, working remotely and visiting each property in person about every two weeks
• Use our technology platform and property data to spot issues early, follow up on leads and calls, and keep performance on track
• Supervise Community Managers and on-site staff to ensure Summerfield standards and Owner objectives are met
• Ensure maintenance programs, inspections, and limited-scope capital projects are handled in a timely and cost-effective way
• Keep service request metrics on target and ensure residents receive prompt, quality care
• Work with Community Managers to resolve conflicts between tenants and on-site staff
• Approve vendor service agreements and capital improvement contracts, and monitor vendor performance to ensure standards are met
• Develop the annual budget, obtain ownership approval, and administer it throughout the budget period
• Oversee AR and AP coding so monthly financial reports accurately reflect property performance
• Provide a monthly narrative summary of financial performance along with the monthly financial report

Qualifications

To be successful in this role, you should have:

• 3+ years of experience as a Regional Manager or in an equivalent multi-property role
• Comfort with technology and a data-driven approach to management
• A valid Florida real estate or property management license
• Supervisory experience
• Excellent analytical, problem-solving, decision-making, and communication skills
• Ability to manage and resolve disputes
• Proficiency with Microsoft Office and property management software such as Yardi Voyager or RealPage
• A suitable laptop and smartphone for work use, reliable internet, and the ability to travel regionally
