Property Manager – Public Housing We are currently seeking experienced property management professionals to join a respected public housing organization in Akron, Ohio. This is an excellent opportunity for candidates with a strong background in managing housing communities and a passion for serving residents in a public housing setting.
In this role, you will oversee all daily operations of assigned housing sites, ensuring properties are maintained in safe, sanitary, and high-quality conditions. You will supervise staff including management aides, maintenance, janitorial, and support personnel, conducting coaching, performance evaluations, and corrective actions when necessary. Hours: Monday–Friday, 8:00AM–4:30PM
Pay: $27.00/hr
Key Responsibilities: - Manage leasing, unit turnover, rent collection, lease enforcement, resident relations, and compliance
- Prepare and manage budgets, monitor expenditures, maximize revenue, and align with asset-based management goals
- Coordinate maintenance, inspections, safety checks, and work order completion to meet performance expectations
- Conduct move-ins, orientations, housekeeping inspections, and move-out inspections with accurate rent and security deposit calculations
- Maintain tenant files, prepare reports, complete documentation, and participate in audits
- Handle resident grievances, resolve complaints professionally, participate in hearings, and maintain positive relationships with residents and agencies
- Conduct new tenant lease-ups, orientations, and show units as needed
- Enforce leases, issue delinquency notices, and initiate evictions per policy and law
- Monitor budgets, purchasing, cash flow, and procurement compliance
- Prepare monthly and annual reports, maintain tenant and property files, and ensure audit readiness
- Lead resident engagement efforts, attend Resident Council meetings, and ensure excellent customer service
- Respond promptly to resident concerns and resolve issues professionally
Minimum Requirements: - Bachelor’s Degree and at least 3 years of property management experience, including 1 year of supervisory experience; or an equivalent combination of education and experience
- Public Housing Management Certification (or ability to obtain within 1 year)
- Rent Calculation Specialist Certification (or ability to obtain within 1 year)
- Knowledge of HUD regulations, fair housing laws, landlord/tenant laws, and best practices in property management
- Strong budgeting, compliance, maintenance coordination, problem-solving, and multi-tasking skills
- Proficiency with housing management software, email, internet, and Microsoft Office
- Valid Ohio driver’s license and insurable driving record
- Ability to walk properties, climb stairs/ladders, inspect units, move up to 40 lbs occasionally, and work in both office and outdoor environments
Nice to Have Skills: - Experience working with public housing agencies and community residents
- Certification in property management or related fields
Preferred Education and Experience: - Bachelor’s Degree in a related field or equivalent experience in property management
Other Requirements: - Physical ability to inspect properties and perform site visits
- On-site presence required at all times during scheduled hours
